Lodha Whitefield (Lodha Hopefarm) Review 2026: Price, Sizes, EOI and What You Should Know

Lodha Whitefield, also known as Lodha Hopefarm, is an upcoming luxury project by Lodha Developers at Hope Farm Junction in Whitefield. It is planned on about 8.3 acres with six towers of B+G+27 floors and only large homes. Tentative EOI-stage prices start at about ₹4.5 Cr for a 3.5 BHK of 2,500 to 2,700 sqft. and about ₹5.76 Cr for a 4 BHK with staff quarters of 3,100 to 3,300 sqft.

The big plus is the location. Hopefarm Channasandra metro station is a short walk away, ITPL is about 1.8 km, and Google’s Alembic City campus is next door. The big catch is that the project is still at the EOI stage, with no RERA number as of October 2026, so nothing on price, size or possession is binding yet.

Below you will find the full tentative details: sizes and prices, EOI terms, location, how it compares with Mahindra Blossom and Brigade Avalon, who it suits, and what to watch out for.

What Is Lodha Whitefield?

Lodha Whitefield is a low-density luxury project aimed at families who want a very large home in the heart of Whitefield. Most new launches around Hope Farm are 2 and 3 BHK homes. Lodha has gone the other way: there is no 2 BHK and no regular 3 BHK here, only 3.5 BHK and bigger.

The site is about 8.3 acres, with six towers and roughly 80% of the land kept open. With around 65 homes per acre, it is less crowded than many Whitefield towers, and the plan includes a layered forest landscape, a reflecting pool and a tree-lined water channel.

About Lodha Developers

Lodha Developers, earlier called Macrotech Developers, is one of India’s largest listed real estate companies. It has delivered about 110 million sqft., mostly in Mumbai and Pune. It entered Bangalore in 2022 with Lodha Mirabelle near Manyata Tech Park and aims for about 15% of the Bangalore market by 2030.

The design team

The architecture is by Kapadia Associates, the landscape by Landscape Tectonix, and the clubhouse and interiors by YODEZEEN. Once complete, the community will be run by Lodha’s in-house hospitality team, which is unusual for Bangalore projects.

Configurations, Sizes and Price

These are Lodha’s indicative sizes with tentative EOI-stage prices. They can change when the project is registered with RERA.

Extra charges to plan for

The agreement price does not include GST, stamp duty and registration, floor rise and preferred location charges, clubhouse charges, legal fees, BWSSB and BESCOM deposits, and maintenance. Car parking is reported to be included. On a ₹4.5 Cr home, extras can easily add ₹50 Lakh or more, so always ask for a full cost sheet.

Location and Connectivity

Hope Farm Junction is at the centre of Whitefield, where Whitefield Main Road meets the Kadugodi and ITPL roads. It is one of the most established parts of East Bangalore, with offices, malls, schools and hospitals all around.

Metro at the gate

Hopefarm Channasandra station on the Purple Line is a short walk from the project. The line has run since March 2023 and links Whitefield to KR Puram, Indiranagar and MG Road. Very few new launches in Whitefield have a working metro this close.

Amenities and Specifications

Lodha has not released a full amenity list yet. What has been shared so far:

  • Clubhouse: designed by YODEZEEN, with a café with double-height glazing and a banquet hall.
  • Outdoors: swimming pool, basketball and multipurpose courts, walking track, kids’ play areas, lawns, decks, water features and a forest-style landscape.
  • Homes: marble flooring in living, dining, foyer and bedrooms, premium fittings (Toto or Kohler or similar), larger decks and 3-phase power.
  • Services: in-house hospitality and concierge, CCTV, 24x7 security, and full DG backup for common areas.

RERA Status and How the EOI Works

As of October 2026, Lodha Whitefield had not been registered with Karnataka RERA. Floor plans and the master plan were also not public. That means there is no formal allotment, no binding payment plan and no enforceable possession date yet.

Lodha is collecting expressions of interest (EOI). Market sources quote about ₹7.2 Lakh for regular units and ₹15 Lakh for Grand Residences and penthouses. An EOI gets you a place in the queue for unit selection at launch, not a confirmed home.

  • Pay the EOI only by cheque or bank transfer to Lodha Developers Limited, never to a broker.
  • Get the refund terms in writing before you pay.
  • Do not pay any more until the RERA number is live on rera.karnataka.gov.in.

The Honest Limitation

The biggest issue is that nothing is binding yet. There is no RERA number, no public floor plan and no committed possession date. Prices quoted today are EOI-stage numbers and can go up at launch. Lodha also has no completed project in Bangalore that you can walk into and inspect.

The second issue is price and timing. At around ₹17,000 to ₹18,600 per sqft, it is well above the Whitefield average, and you will wait till around 2030 to move in. Hope Farm Junction is also a known traffic bottleneck at peak hours, and the Outer Ring Road is about 30 minutes away.

Final Call

  • Lodha Whitefield: For families who want a very large home with a walkable metro and the Lodha brand and can wait till 2030. Pay only a refundable EOI until RERA is live.
  • Brigade Avalon: For buyers who want a RERA-registered home with possession around 2028.
  • Mahindra Blossom: For buyers who want Hope Farm at a slightly lower rate and are fine with homes up to about 2,450 sq ft.
  • Ready Whitefield homes: For anyone who needs to move in now.
